Buyer

We first met Randolph early in 2016 when we were looking to ‘buy up’ from a one-bedroom apartment in Georgetown Park Condominiums (GTPC) at 1080 Wisconsin Avenue N.W. (Wisconsin and M St.). As part of a transition plan back to the U.S., we were selling a one-bedroom, ‘pied au Terre that we used on trips back from Europe where we were full-time residents and wanted a larger U.S. residence where we planned to spend more time. Randolph was representing an ‘absentee owner’ who had a two-bedroom apartment at GTPC. We were introduced to Randolph through GTPC sources who told us that the apartment was coming available. We ‘met’ Randolph via FaceTime. He was friendly, and enthusiastic, and demonstrated a special sense of creativity in dealing with our personal situation. We ‘met’ Randolph via FaceTime. He was friendly, and enthusiastic, and demonstrated a special sense of creativity in dealing with our personal situation. Randolph gave us a virtual tour of the apartment using his iPhone while we were in Brussels. We decided that we wanted to buy the apartment but because our one-bedroom apartment in GTPC was still on the market, we were caught in a real estate ‘no-man’s land’ without having the capital for the financial guarantee while were awaited the sale of our one-bedroom apartment. Randolph negotiated a very clever deal between us and the owner of the apartment who was able to give us a very favorable short-term bridge loan until our apartment sold, which occurred several weeks after we made the commitment to buy the two-bedroom apartment. Randolph impressed us with his friendly, positive, and professional tenacity in putting together the deal but without ‘playing both ends against the middle’. We were able to negotiate a very fair price for the apartment (which needed a complete renovation) and Randolph sealed the entire deal by facilitating a bridge loan from the apartment owner. Had it not been for Randolph’s creative approach the deal wouldn’t have been possible. In the end, it was a win-win for the owner and us, the buyers. Randolph has a very optimistic and positive outlook. We are indebted to him for coming up with a favorable deal that suited both seller and buyers in an unusual and challenging situation; also because we were making the purchase from another continent. Throughout the entire process – before and during the sale right through to the closing Randolph was accommodating to our position as well as that of the owner, being able to find a common ground that was favorable for all of us. Over many years we have done a variety of real estate purchases on houses and apartments in both the U.S. and Europe. This experience with Randolph was, by far, among the most positive real estate deals we have had.

I met Randolph at an open house, one of about 20 I attended before starting to search for a home in earnest. I chose him as my buyer's agent primarily because of his incredible negotiation skills he works creatively to find win-win situations, and he knows how to let go of the little things in order to win a deal, while standing absolutely firm on the big, important things. I was also struck by his honesty in dealing both with his own clients, and with others involved in the deal. I couldn't have chosen a better agent to represent me. When I found an apartment I wanted to make an offer on, Randolph managed to negotiate a purchase price that was below appraised value, with all contingencies intact. His instincts about what the seller would accept were spot on. I'm sure it was the best deal possible in this market. He also got wording into the contract to ensure the seller would make some …

His instincts about what the seller would accept were spot on. I'm sure it was the best deal possible in this market. He also got wording into the contract to ensure the seller would make some needed repairs, which ended up being important since those repairs extended past closing, due to unforeseen circumstances. Basically, he negotiated a very good deal for me with terms that were rock solid. Randolph listens to what his clients want and works hard to make it happen. He is patient and level-headed, works well under time pressure, knows how to get things done. He is also very generous with his time: our offer went in just before midnight on a Saturday night, after he'd spent the whole day working with clients. I would hire Randolph again in a heartbeat. He is a real rising star.

Buyer | Seller

Working in real estate for 12 years and now finding a home in new construction I rarely come across an agent who not only is professional but has their clients best interest at heart like Randolph. From the first interaction he was knowledgeable, professional, and was always available when you need him. During the deal he was an expert negotiator who not only strategized with his client to make the deal work but went above and beyond; really one of a kind. Randolph is a poised discreet professional who can work with the most discerning clientele out there. I cannot wait to have him bring another client to Urban Pace and have another deal with him. If you are a Buyer or Seller looking to list or buy a home in DC run, don't walk, to work with Randolph. He's one of the greats!

Folks, I don't even know where or how to begin to accurately capture how comfortable and relieved we felt having Mr. Adams' at our side throughout a rather complicated purchase of our new home. I purposefully waited a few days to write this review, in order to let the bloom fade from the rose, but I still feel exactly the same as the day we walked out of closing. How did we get so lucky? I would not hesitate EVER to recommend Mr. Adams to my closest friends or family. If we were to ever sell, Randolph's service, counsel, optic, and negotiation skills would be the benchmark against what all other Realtors® would be judged. Scratch that - I wouldn't sell until he was available.
